Multi-level open plan living space

EP Architects were recommended to this client to provide architectural services to design a five meter deep single storey rear extension including internal alterations to this 1930’s private semi-detached house.

The brief was to design a single storey kitchen and dining space to the rear of the property in the location of the existing conservatory. Internally the existing WC was to be removed and incorporated into the new ground floor plan with a utility space. Due to the steep slope from the front to the rear of the property, the existing ground floor was 1.1 meters above external ground level. EPA designed a multilevel plan to match the sites fall and produce supporting documents to justify the extension depth, which is not normally approved by the local authority.

Large sliding patio doors and roof windows draw light into the kitchen and dining spaces and provide views of the garden from the new rear lounge.  Internally, the existing kitchen was divided to provide a large utility room and cloakroom.  The low angle of the extension roof required specialist ultra-low pitch plain tiles which match the profile of the main roof tiles.
