Carry out a dimensional survey and produce plans, elevations and sections of the existing building to form the basis of the concept drawings.
Alternatively we can arrange quotations for a topographical survey, undertaken by Land Surveyors, where necessary. This is required for more complicated buildings and contoured sites.
Consultant fees are not included in EPA fee schedules.

During this stage various design options are produced for discussion in order to reach the final agreed concept. At this stage 3D models, photo montages and colour images can be produced if required. We also undertake feasibility studies to investigate and evaluate the potential of a site or a building.

Planning: Pre-Application Advice
From agreed concept apply for pre-application advice from the relevant planning authority. Obtain planning guidance and feedback via: on site meeting, council office meeting or written submission.

From agreed concept or following pre-application advice produce drawings and supporting documents required to make a planning application. Manage the application process and liaise with the planning authority where necessary.
We cannot (no architect can) guarantee that planning permission will be granted as the decision rests with the local authority.
Most construction projects, regardless of size, are required to meet appropriate Building Regulations as set out by law. This is to ensure that any proposed project complies with the current standards including: energy efficiency; structural design; fire safety; access; electrical and drainage.
From approved planning drawings, we will prepare detailed building control drawings and specification, incorporating information supplied by other consultants and building regulation requirements. This may include: structural engineer; energy assessor or utility companies.
We will obtain consultant fee quotes for client consideration. Consultant fees are not included in EPA fee schedules.
From conditionally approved building regulation drawings, we prepare construction drawings. These drawings include: dimensioned plans; electrical sockets; lighting positions and door & window schedules where necessary.
Our drawings and the accompanying specifications are sufficiently detailed to enable private clients to invite tenders from competent builders in most cases.
Larger projects and commercial developments will benefit from a formal tender process.
Prepare tender documentation with other consultant’s information, and invite tenders from selected contractors.
Administer the tender process, including mathematical checks of submitted quotations. Advise on the appointment of contractor. We can also recommend contractors we have worked with previously, who have received positive feedback from our clients.
Advise on which building contract is appropriate (Prepare) and administer the contract on behalf of the client by way of periodical visits, monthly progress meetings and valuations.
We also oversee variations and issue instructions to the contractor on behalf of the client. We will agree a defects procedure and issue all certification required under the contract to complete the project.
Sustainability is an important factor in today’s society.
We aim to promote this where possible in all our projects, whether it is introducing green roofs and living walls or ensuring that your project exceeds the requirements of thermal performance as set out in the current building regulations. We regularly include solar panels and HVAC systems in our designs.
