“A well-designed contemporary house”

EP Architects were tasked a challenging project; achieving planning approval for a new three-bedroom family home, on a sloping site in the metropolitan greenbelt.  A previous pre-application advice meeting for a traditional building design had yielded negative feedback from the LPA, which would have to be overcome by a successful submission.

EP Architects’ approach was to design a contemporary building which would draw on vernacular influences from agricultural structures, which could be found close to the site on several properties. The building was also semi sunken into the site’s topography to minimise its impact on the neighbouring properties and the open street scene.

The design was shared with the neighbours of the site and the local parish council. Support for the application was forthcoming from all parties with the parish council asking the application be called to the planning committee if the LPA had refused the application.  This was not necessary as the application was passed first time with the planning officer commenting, “The dwelling itself is a well-designed contemporary house using materials that reflect the agricultural character of the Kent Countryside.”

The buildings design and complimenting landscaping scheme by Hill-Wood & Co. allows us to discover the house as we approach, revealing the building to the visitor.  The light and open staircase leads to the upstairs living space, which is extensive, offering incredible views of the Kent landscape.

The result is a successfully crafted design which, not only met but, exceeded our client’s expectations. Despite the site topography, the design still allows for ample natural light to fill the bedrooms thanks to the sunken garden and open courtyard.

This modern house will be highly insulated and energy efficient, utilising a ground source heat pump, solar panels and grey water recovery.

Review

We have been working with Daniel at EP Architects for some time and have just been granted planning permission to build the house of our dreams. To say we are happy and recommend their services would be an understatement.
